When a roof needs to be replaced (not repaired)
Repeat leaks, granule loss showing through to the mat, cupped or lifted shingles, sagging decking, or simply hitting the end of a 25-year warranty — those are signs that patching is throwing good money after bad. A new roof restarts the clock with a fresh manufacturer warranty.
What a real tear-off looks like
We strip every layer of existing roofing down to the decking. That lets us inspect every sheet of plywood, replace soft spots, and lay a continuous synthetic underlayment with ice & water shield in every valley, eave, and penetration. Skipping the tear-off (overlay) saves a day of labor but locks in whatever problems were already in the roof.
How we run a roof install
Most full roof installs take 1-3 days depending on size, complexity, and weather. We tarp the landscape, drop a dumpster, work to a documented daily plan, sweep for nails twice a day, and walk the property with the homeowner at the end.
